What this work involves, and who it is for

What waste management covers

Waste management covers everything that has to leave a site once it stops being a structure and starts being material: skip provision and management, full site clear-ups after demolition or strip-out, factory and industrial clearances, house clearances, and the removal of fly-tipped waste from land you own or manage. It sits alongside demolition work but is booked as a standalone service just as often: a landlord clearing a unit between tenants, an estate clearing a house before sale, a farmer dealing with dumped waste on a field boundary.

The work is not simply loading a skip and driving off. Material is segregated at source into the streams that recycling facilities can actually process: timber, metal, plasterboard, general mixed waste, and any hazardous fraction such as suspect asbestos cement sheeting that needs identifying and handling separately. Getting that segregation right on site is what keeps disposal cost down and keeps the paperwork clean.

Who we do it for

Landlords and letting agents clearing a commercial unit or house between occupiers, developers and site managers who need a demolition or strip-out site cleared to handover standard, and property owners dealing with a house or estate clearance after a bereavement or sale.

Farmers, landowners and businesses hit by fly-tipping on their boundary or yard, plus principal contractors who want site waste management run by one subcontractor rather than juggling separate skip firms, clearance gangs and a waste carrier for every load.

When it is needed

During or immediately after a demolition, strip-out or refurbishment, when arisings and stripped-out materials need removing to programme.

Between tenancies or ahead of a sale, when a factory, retail unit or house has to be cleared back to an empty shell before it can be re-let, re-fitted or marketed.

After fly-tipping is discovered on land you are responsible for, where prompt removal limits further dumping and any exposure to enforcement action.

On an ongoing basis for sites generating regular waste, where skip provision is arranged as a standing service rather than a one-off call.

Why it pays to use a demolition contractor

Waste that leaves a site without being tracked properly is a liability that follows the person who produced it, not just the carrier who took it away. Duty of care under waste regulations sits with the site owner, and unsegregated loads cost more to dispose of because contamination downgrades material that could otherwise have been recycled.

A contractor who plans the waste route alongside the clearance work, right skip sizes, correct segregation, a licensed facility at the other end and paperwork issued as standard, keeps the job moving and keeps you covered if anyone ever asks where the material went. We quote every clearance individually after seeing the site, and the survey and quote are free.

Free site surveys and quotes. We price job by job, with no obligation to proceed.

Leave it and it costs more

What happens if this is left alone

Uncleared sites and unmanaged waste do not sit still; they attract more waste, more risk and more cost the longer they are left.

Risks and escalating cost

  • Fly-tipped waste left in place invites further dumping; one skip's worth of rubbish can become a lorry load within weeks.
  • Mixed, unsegregated waste is more expensive to dispose of and reduces the proportion that can be recycled rather than landfilled.
  • An uncleared demolition or strip-out site delays the next trade or tenant moving in, pushing back the whole programme.
  • Waste containing suspect asbestos, sharps or other hazardous material handled by untrained labour puts operatives and anyone else on site at risk.
  • As the landowner or producer, you carry the duty of care for waste leaving your site: if it is fly-tipped elsewhere or handled by an unlicensed carrier, the liability can trace back to you.

Mistakes we are called in to fix

  • Using an unlicensed or unverified waste carrier to save money, with no way of proving where the waste actually ended up.
  • Ordering one skip size for a job and filling it three times over instead of getting the volume assessed properly up front.
  • Mixing plasterboard, timber, metal and general waste in one load, which increases the disposal cost and cuts the recyclable percentage.
  • Clearing a house or factory without checking for hazardous items first: old fluorescent tubes, chemicals, gas cylinders or suspect insulation board.
  • Leaving fly-tipped waste in place while deciding who is responsible, rather than removing it and documenting the incident.
How it works

Our process, start to handover

  1. Step 1

    Free site survey and assessment

We attend, assess volume and material types, check for anything hazardous, and confirm access for skips or clearance vehicles. No charge, no obligation.

  2. Step 2

    Written fixed price and plan

You receive a written quote covering skip provision, labour, segregation and disposal route, agreed before any work starts.

  3. Step 3

    Segregation at source

Material is sorted into recyclable streams, timber, metal, plasterboard, general waste, as it comes out, rather than mixed and sorted later at extra cost.

  4. Step 4

    Loading, skip management and removal

Skips are swapped as they fill, or a full clearance gang loads directly to vehicle, keeping the site moving and access clear throughout.

  5. Step 5

    Recycling through a licensed facility

All waste is taken to a licensed recycling facility. Suitable concrete and masonry arisings from demolition work are crushed on site where possible, cutting tonnage leaving site altogether.

  6. Step 6

    Documentation and handover

Waste transfer documentation is issued for every load, giving you a paper trail that satisfies your duty of care, plus a final walk-round to confirm the site or property is left clear.

What you get

Why clients keep us on their list

One contractor for clearance and disposal

Skips, labour, loading and the licensed disposal route are all handled by the same team, rather than coordinated across separate skip hire, clearance and waste carrier firms.

Lower disposal cost through segregation

Sorting material at source rather than sending it out mixed increases the recyclable proportion and reduces the general waste tonnage you are charged for.

Documentation you can produce on request

Waste transfer notes from a licensed recycling facility are issued as standard, covering your duty of care as the waste producer or landowner.

Fast turnaround on fly-tipping

Fly-tipped waste is removed promptly to limit further dumping, with the site left cleared and, where useful, secured against repeat incidents.

Fixed written price

Every clearance is surveyed and quoted individually, so you agree a figure before work starts rather than paying by the skip as the job runs on.

Cover if it goes wrong

£5 million public and product liability and £10 million employers' liability across all clearance and waste work, so the risk does not sit with your business.

The detail

Waste Management: materials, methods and variations

Materials and waste streams we manage

General construction and demolition waste, brick, block, concrete, timber, plasterboard, metal, cabling and packaging, makes up the bulk of site clear-up work. Each stream is kept separate where practical: timber and metal have a genuine scrap or recycling value, plasterboard has to be kept apart from general waste under current regulations, and clean masonry arisings are often suitable for crushing on site rather than removal at all.

Factory and industrial clearances add redundant plant, racking, cabling, pallets and process residues, some of which need identifying before it can be classified as general waste. House clearances bring furniture, appliances, textiles and household waste, plus occasional items, old paint, gas bottles, batteries, that need separating out rather than going straight into a mixed skip. Fly-tipped loads are the least predictable of all and are assessed on arrival rather than assumed to be inert.

Methods: skips, gangs and segregation

Skip provision suits ongoing or predictable waste generation, a refurbishment, a shop fit-out, a farm, where sizes are matched to volume and skips are swapped out as they fill, rather than one skip being overfilled to save a callout. Full clearance gangs suit one-off jobs where speed matters more than staged collection: a house, a factory unit or a fly-tipping incident cleared in a single visit with vehicles loaded directly.

Segregation at source is the control that makes both methods cost-effective. Material is sorted as it is handled rather than after the event, which keeps recyclable streams clean and identifies anything hazardous before it is loaded with everything else. Suspect asbestos-containing material found during a clearance is stopped, identified and handled under the same in-house asbestos awareness training and controls used on demolition sites, rather than bagged in with general waste.

Service variations

Standalone skip hire and management for ongoing site or yard waste, where the job is simply providing and swapping skips to a schedule. Full site clear-ups following demolition or soft strip, tying arisings removal directly into the demolition programme so the site is handed back clean without a second contractor needed.

Factory and commercial clearances, stripping a unit of plant, racking and residual stock between tenancies. House and estate clearances, often time-sensitive around a sale or probate, cleared to an agreed date. Fly-tipping removal, usually reactive and arranged quickly once an incident is reported, sometimes repeated at known problem locations where prevention measures are also worth discussing.

Situations that change the approach

A live commercial unit being cleared between tenants needs access managed around other occupiers, out-of-hours working where the landlord wants minimal disruption, and a hard deadline tied to the next tenant's fit-out. A house clearance tied to probate or a sale often needs sensitivity around personal items and a fixed date that cannot slip.

A recurring fly-tipping site, a lay-by, a field gateway, a yard boundary, is treated differently from a one-off incident: removal is still the first step, but ongoing skip or clearance provision, signage or physical deterrents are worth discussing with the landowner to stop the same spot being targeted again.

Residential and commercial clearance, and coverage across the region

Domestic clearances, a house, a garage, a garden full of accumulated waste, are usually quicker to price and complete than commercial ones, but carry the same duty of care and the same requirement for licensed disposal and documentation. Commercial and industrial clearances more often involve larger volumes, plant and racking, and sit inside someone else's programme with a handover date to meet.

We are based at 9 The Mill, Ramshaw, Bishop Auckland, covering skip hire and clearance work across County Durham, Darlington, Teesside, Middlesbrough, Newcastle, Sunderland and into Yorkshire, with our permanent team of eight scaling to around twenty with trusted subcontractors for larger clearance contracts.
