What gets removed in a soft strip
Suspended ceilings and their grid, raised access floors and floor coverings including carpet tile, vinyl and screed toppings, stud and blockwork partitions that are not load-bearing, and all joinery and shopfitting: counters, shelving, signage, mannequins, fixtures and changing rooms. In offices this extends to kitchens, breakout furniture, cabling containment and IT infrastructure that the tenant is not taking with them.
Mechanical and electrical services down to the point of isolation: lighting, small power, data cabling, HVAC ductwork, sprinkler pipework where it is being decommissioned, and sanitaryware in washrooms and staff facilities. Where floor tiles, ceiling tiles, textured coatings or older mastics are present and identified as asbestos-containing in the survey, these are removed as a distinct, controlled stage before general strip-out continues.
What is left is genuinely shell and core: structural frame, floor slabs, the external envelope and any services the landlord specification requires to remain live, such as a base-build fire alarm or sprinkler main.
