What this work involves, and who it is for

What land remediation covers

Land remediation is the work that happens between a demolition finishing and a site being genuinely ready to build on. It covers digging out contaminated ground, breaking out and removing old foundations, slabs, tanks and buried obstructions left by a previous structure, and proving the resulting plot to a level and condition a developer, warranty provider or building control officer will accept.

Century Demolition Ltd handles this as a continuation of the demolition itself, or as a standalone contract on a plot where the buildings are already long gone but the ground beneath them still carries the legacy of what stood there: old fuel stores, redundant drainage, buried rubble, hardcore of unknown origin, or contamination from a former industrial use. We survey what is actually in the ground, agree a method for taking it out, and crush what can be reused so the material does not simply leave as waste and return as an import.

Who we do it for

Developers and housebuilders who need a clean, level, documented plot before groundworks and foundations can be designed and priced with confidence.

Site owners, landlords and industrial operators disposing of or redeveloping former factory, garage, forecourt or agricultural land, plus principal contractors who need a specialist remediation subcontractor with its own plant and waste routes rather than a general groundworker guessing at what is below ground.

When it is needed

Immediately after demolition, when foundations, slabs and below-ground services are exposed and ready to come out in the same mobilisation.

Ahead of a planning or building control condition that requires a remediation strategy to be discharged before work can start on site.

When a site investigation or desk study flags a former use, garage, tannery, gasworks, landfill, agricultural chemical store, that means contamination has to be assumed until proven otherwise.

When a purchase or funding agreement is conditional on the land being proven free of buried obstructions and contamination.

Why it pays to use a demolition contractor

Ground risk is the part of a development that is hardest to see and easiest to underprice. An old fuel tank, a forgotten cellar, or a pocket of contaminated fill discovered once foundations are being dug can stop a build programme dead and turn a fixed groundworks price into a claim.

Dealing with the ground properly before foundation design is finalised means the risk is priced once, in writing, rather than absorbed later as a variation. We quote every remediation job individually after a site visit, and the survey and written quote are free.

Leave it and it costs more

What happens if this is left alone

Contaminated or obstructed ground does not resolve itself, and it rarely gets cheaper the longer it is left undisturbed under a live planning clock or a funding deadline.

Risks and escalating cost

  • Undiscovered tanks, cellars or foundations are struck during groundworks, stopping the build programme while an unplanned removal is priced and arranged.
  • Contaminated fill migrates with rainwater, spreading beyond the original footprint and increasing both the volume to be removed and the cost of removing it.
  • A remediation condition attached to planning permission is not discharged, which can hold up occupation or sale of completed units regardless of how far the build has progressed.
  • Material sent off site without proper characterisation is rejected at the receiving facility, or classified as hazardous waste, both of which add cost and delay.
  • Unstable, uneven or part-buried ground causes settlement problems in a new structure years after completion, once it is far harder and more expensive to correct.

Mistakes we are called in to fix

  • Assuming a site is clean because no contamination is visible at the surface, most contamination and most buried obstructions are found below the first spade depth.
  • Instructing a groundworker to dig out and dispose of arisings without characterising them first, which risks illegal disposal or an unnecessary hazardous waste bill.
  • Leaving old foundations, tanks or hardcore in the ground on the assumption a new build can simply be founded around them.
  • Treating remediation and demolition as unrelated contracts awarded to different firms, which duplicates mobilisation, surveys and RAMS and slows the handover between them.
  • Not keeping waste transfer and validation documentation, then being unable to prove to building control or a funder that the site was properly remediated.
How it works

Our process, start to handover

  1. Step 1

Free site survey and desk study review

We attend site, walk the plot, review any existing site investigation or desk study reports, and identify likely buried obstructions and contamination sources from the site's known history. No charge, no obligation.

  2. Step 2

Method, RAMS and fixed written quote

Our in-house health and safety person produces the risk assessments and method statement for the specific ground conditions involved, and you receive a written fixed price covering excavation, removal and reinstatement.

  3. Step 3

    Excavation and removal

Contaminated material, buried foundations, tanks and obstructions are excavated under controlled conditions, with material segregated at the point of dig so clean and contaminated arisings never mix.

  4. Step 4

    Crushing and processing on site

Suitable concrete, masonry and hardcore is crushed on site for reuse as fill or capping material where the specification allows, cutting both waste tonnage leaving site and imported stone coming back in.

  5. Step 5

    Backfill, levels and validation

The excavation is backfilled with clean, engineered material, levels are checked against the agreed formation, and a validation record is compiled showing what was removed and what replaced it.

  6. Step 6

    Documentation and handover

Waste transfer documentation from a licensed recycling facility, validation records and as-built levels are handed over, so building control, your funder or the next contractor has a complete written record.

What you get

Why clients keep us on their list

Ground risk priced before you build

Excavation, disposal and reinstatement are agreed in writing before foundation design is finalised, so an unknown does not become a mid-build variation.

One contractor for demolition and remediation

Where a plot needs both, the demolition team continues straight into ground works without a second mobilisation, survey or RAMS cycle.

Lower disposal cost

Crushing suitable arisings on site for reuse as fill or capping material reduces lorry movements, landfill tonnage and the cost of buying stone back in.

Documented for building control and funders

Waste transfer notes, validation records and as-built levels are compiled as standard, giving you the paperwork a warranty provider or planning condition asks for.

Fixed written price

Every remediation job is surveyed and quoted individually, so you agree a figure before excavation starts rather than tracking day rates on an open-ended dig.

Cover if it goes wrong

£5 million public and product liability and £10 million employers' liability across all demolition and remediation work, so ground risk does not sit uninsured with your business.

The detail

Land Remediation: materials, methods and variations

What we find and remove

Old foundations, strip footings and thick industrial slabs left behind after a previous demolition, often reinforced and requiring breaking out before they can be lifted. Buried fuel and oil tanks, cellars, inspection pits and redundant drainage runs, particularly on former garage, workshop and agricultural sites. Hardcore and made ground of unknown origin, which has to be treated as potentially contaminated until it is tested and proven otherwise.

Contaminated soils from former industrial, agricultural chemical or fuel storage uses, identified either from a desk study of the site's history or discovered during excavation once digging starts. Buried services that were never properly capped or recorded, which have to be identified and made safe before excavation continues around them.

Methods, plant and controls

Tracked excavators fitted with breakers, buckets and grabs are used to break out foundations and slabs and to excavate contaminated or obstructed ground, sized to the plot and access available. Material is segregated at the point of excavation into clean, reusable and contaminated streams so nothing that should be crushed ends up in a skip, and nothing contaminated is mixed in with material destined for reuse.

On-site crushing plant reduces suitable concrete and masonry to a graded aggregate that can go back into the same site as fill or capping, subject to the specification and any environmental permitting the volume of material requires. Dust suppression, exclusion zones and, where contamination is confirmed, appropriate PPE and containment are applied throughout, with the sequence set out in the job-specific RAMS before excavation begins.

Variations of the service

Full remediation following demolition, where foundations, slabs and contaminated ground are cleared in the same mobilisation as the building coming down. Standalone remediation on a plot where structures were removed some time ago but the ground has never been proven clean or level for redevelopment.

Targeted removal, where a single known obstruction, a fuel tank, a cellar, a specific pocket of contamination flagged by a site investigation, is dealt with without disturbing the rest of the plot. Remediation ahead of a change of use, such as agricultural land moving to residential, where a desk study first identifies what history the ground carries.

Commercial and industrial differences from domestic work

Commercial and development-led remediation is usually tied to a planning condition, a warranty provider's requirements or a funder's due diligence, so the deliverables include a validation report and waste documentation as much as the physical clearance itself. Programme and sequencing are set around the wider build programme, and works are often phased across a large plot rather than delivered in one pass.

Domestic remediation, an old oil tank in a garden, a redundant cesspit, foundations left by a demolished outbuilding, is generally smaller in scale and arranged directly with the homeowner, but the same excavation, segregation and disposal standards apply. Where a farm or smallholding combines redundant agricultural buildings with contaminated ground beneath them, we run demolition and remediation as one contract.

Working across County Durham, Teesside and Tyneside

We are based at 9 The Mill, Ramshaw, Bishop Auckland, which keeps most of County Durham within a short mobilisation and puts Darlington, Teesside, Middlesbrough, Newcastle and Sunderland comfortably in range for site visits and ongoing works. Contract works are taken nationwide.

Our permanent team of eight scales to around twenty with trusted subcontractors, which lets us bring on additional plant and operatives for a large plot without pulling resource off smaller jobs already committed elsewhere.

FAQs

Land Remediation: straight answers

If your question is not covered here, ring us. The phone is answered by people who do the work, not a call centre.

There is no standard rate, because cost is driven by the volume and type of contamination, how much can be crushed and reused on site versus sent off as waste, and how many buried obstructions the ground actually holds. We attend, survey and issue a written fixed price free of charge once we know what the ground contains.
