The service

What this work involves, and who it is for

What asbestos removal covers

Asbestos removal covers two distinct categories of work. Non-licensed asbestos-containing materials, asbestos cement sheeting on garage and farm building roofs, cement cladding panels, some vinyl floor tiles, and rope seals around old boilers and flues, are lower-risk materials that we handle in-house, removed under controlled conditions by trained operatives. Licensed asbestos-containing materials, insulation board, lagging, sprayed coatings and similar higher-risk products, require a specialist licence to remove, and that work is coordinated through a trusted licensed specialist partner rather than carried out by us directly.

Either way, the job starts with identifying what is actually present. That means a survey before demolition, refurbishment or strip-out work begins, a clear record of where asbestos-containing material sits in the building, a plan for removing it safely, and confirmation that it has been bagged, transported and disposed of through a licensed facility with documentation to match. We run this as a standalone service for clients who need asbestos dealt with before their own contractor moves in, and as an integrated first stage on our own demolition and strip-out jobs.

Who we do it for

Homeowners with a garage, outbuilding or farm building roofed in asbestos cement sheeting that is ageing, damaged, or standing in the way of a renovation. Landlords and property managers with older stock where floor tiles, boiler seals or cladding need dealing with before letting or refurbishment.

Principal contractors, developers and site owners who need asbestos removed from a building before their own trades start work, and public bodies, schools, farms and commercial occupiers managing an asbestos register on an older building. We also handle it as the first stage on our own demolition and industrial strip-out contracts, so clients using us for the wider job get it managed under one roof.

When it is needed

Before any demolition, strip-out or refurbishment of a building constructed or altered before 2000, when a refurbishment and demolition survey has to confirm what is present.

When ageing asbestos cement sheeting on a garage, outbuilding or farm roof starts to crack, delaminate or shed fibres.

When a property changes use, is sold, or is let, and an asbestos register or management survey flags material that needs removing rather than just monitoring.

After storm or fire damage, when damaged cladding, sheeting or insulation board needs safe removal before repair work can start.

As part of a wider demolition or soft strip contract, where non-licensed and licensed asbestos removal has to be sequenced before mechanical demolition begins.

Why it pays to use a demolition contractor

Disturbed asbestos releases fibres that are invisible and take years to cause harm, which is exactly why cutting corners is not something you find out about immediately. Untrained handling of cement sheeting, or leaving licensed material to a contractor who is not actually licensed for it, creates a health risk to the workforce, the household or the building's future occupants, and a legal and insurance liability for whoever instructed the work.

The correct approach is straightforward: survey first, identify what category the material falls into, remove non-licensed material in-house under proper controls, and route anything licensed through a specialist partner who holds the licence for it. We quote every job individually after a free survey, so the price reflects exactly what needs doing rather than a blanket rate.

Leave it and it costs more

What happens if this is left alone

Asbestos does not announce itself, and the cost of getting it wrong is rarely visible until much later. Almost every problem below is avoidable with a survey before work starts.

Risks and escalating cost

  • Disturbing asbestos cement sheeting or floor tiles without the right controls releases fibres into the air, exposing anyone on site and anyone nearby to a health risk with no immediate symptoms.
  • Untrained removal or disposal, sheets broken up, put in a general skip, or fly-tipped, can contaminate a wider area and land the person who instructed the work with the liability.
  • Treating licensed material as if it were non-licensed, or using an unlicensed contractor for insulation board or lagging, is a legal breach as well as a safety failure.
  • A missed or incomplete asbestos survey ahead of demolition or refurbishment stops the job mid-programme once material is discovered, with costs and delays that fall on whoever commissioned the work.
  • Undocumented disposal leaves no paper trail, which becomes a problem the moment a building is sold, re-surveyed, or investigated after an incident.

Mistakes we are called in to fix

  • Assuming a small job, a garage roof, a few floor tiles, a boiler seal, is too minor to need a proper survey and controlled removal.
  • Booking a general demolition or strip-out contractor without confirming whether they, or a partner they use, actually hold the relevant licence for the material found.
  • Removing sheeting or tiles dry, without wetting down or dust suppression, which increases fibre release significantly.
  • Storing removed asbestos-containing material on site in ordinary bags or skips instead of the correct labelled, sealed containment.
  • Skipping the pre-demolition or pre-refurbishment survey and finding out about asbestos only once machinery or trades are already on site.
How it works

Our process, start to handover

  1. Step 1

    Free site survey

We attend, inspect the structure, and identify suspected asbestos-containing materials and their likely condition. No charge, no obligation.

  2. Step 2

Categorising the work and written fixed price

We confirm whether material is non-licensed, or requires licensed removal via our trusted licensed specialist partner, then provide a written fixed price covering the full scope: survey, removal, bagging, disposal and documentation.

  3. Step 3

    RAMS and site set-up

Our in-house health and safety person produces job-specific risk assessments and a method statement. Exclusion zones, signage and containment are set up before any material is touched.

  4. Step 4

    Non-licensed removal in-house

Cement sheeting, cladding, some floor tiles and rope seals are removed by CATB asbestos awareness trained, HS&E tested and face-fit trained operatives, using wetting-down and dust suppression to control fibre release.

  5. Step 5

    Licensed removal coordinated where needed

Where the survey identifies licensed material such as insulation board, lagging or sprayed coatings, we bring in our trusted licensed specialist partner and manage the handover so it fits into the same overall programme.

  6. Step 6

    Bagging, disposal and documentation

All asbestos-containing material is double-bagged or containerised as required, removed via a licensed disposal route, and confirmed with waste transfer documentation you can keep on file.

What you get

Why clients keep us on their list

One survey, one clear category

The survey tells you upfront whether material is non-licensed or licensed, so you know the route it will take and what the job will actually involve before agreeing a price.

In-house speed for non-licensed work

Cement sheeting, cladding, floor tiles and rope seals are removed directly by our own trained operatives, without waiting on a separate specialist to be booked in for routine material.

Licensed work handled properly, not skipped

Higher-risk material goes through our trusted licensed specialist partner, coordinated as part of the same programme, so nothing is left half-done or handled by someone without the right licence.

Full paper trail

Waste transfer documentation from a licensed disposal route is provided for every job, useful for building control, an asbestos register, an insurer or a future buyer's solicitor.

Fixed written price

Every job is surveyed and quoted individually, so the figure you agree covers the full scope of removal, bagging and disposal rather than growing once work starts.

Covered if something goes wrong

£5 million public and product liability and £10 million employers' liability across all asbestos-related work, backed by SSIP accreditation for health and safety.

The detail

Asbestos Removal: materials, methods and variations

Materials we deal with

Asbestos cement sheeting is the most common material we encounter, typically on garage, farm building and older industrial roofs and cladding, where it becomes brittle and starts shedding fibres as it ages or is damaged. Cement cladding panels on commercial and agricultural buildings fall into the same non-licensed category and are removed using the same controlled methods.

Vinyl and thermoplastic floor tiles in older houses, offices and commercial units can contain asbestos in the tile or the adhesive backing, and are lifted carefully rather than scraped or sanded, which would release fibres. Rope seals and gaskets around old boilers, flues and industrial pipework are another common non-licensed find, usually small in volume but requiring the same controlled removal and disposal as larger material.

Licensed materials, sprayed asbestos coatings, asbestos insulation board used for fire protection and partitioning, and pipe lagging, carry higher fibre release risk and sit outside what we remove directly. These are identified at survey stage and passed to our trusted licensed specialist partner, who carries the licence required to handle them.

Surveys, air testing and how the process is controlled

A management survey identifies asbestos-containing material in a building that remains in use, so it can be monitored or scheduled for removal. A refurbishment and demolition survey is more intrusive and is required before any structural work, strip-out or demolition, because it has to find material that would otherwise be hidden behind finishes or inside voids. We work from whichever survey applies to the job, or arrange for one where none exists.

Non-licensed removal is carried out with wetting-down or dust suppression to limit fibre release, using the correct personal protective equipment and controlled work areas. Where licensed removal is required, our partner arranges any air testing or clearance certification the work requires as part of their scope, and we coordinate the timing so it fits the rest of the programme rather than sitting as a separate, disconnected contract.

Service variations

Standalone asbestos removal, where a homeowner, landlord or business needs material dealt with independently of any wider building work: a garage roof, a set of floor tiles, a boiler room seal. Pre-demolition and pre-refurbishment removal, where asbestos is cleared as the first stage of a demolition or strip-out contract we are also carrying out, sequenced so the rest of the job can proceed without interruption.

Emergency removal after storm or fire damage, where cracked or displaced cement sheeting or cladding needs making safe quickly. Ongoing management for landlords and site owners with an asbestos register, where non-licensed items identified for removal are scheduled and cleared over time rather than all at once.

Domestic situations versus commercial and industrial sites

On domestic properties, asbestos removal is usually small in scale, a garage roof, a farm outbuilding, floor tiles in an older kitchen or hallway, and is dealt with directly with the homeowner as part of a demolition job or as standalone work, with the same survey and controlled removal process applied at a scale that suits the job.

On commercial and industrial sites, asbestos removal is typically larger in volume and more likely to involve licensed material such as insulation board or sprayed coatings, particularly in buildings from the 1960s to 1980s. It is usually the first stage of a wider demolition or refurbishment contract, sequenced against a principal contractor's programme, with documentation issued that a client or their insurer can review before the rest of the works proceed.

Working across County Durham, Teesside and Tyneside

We are based at 9 The Mill, Ramshaw, Bishop Auckland, which keeps most of County Durham within a short mobilisation and Teesside, Tyneside, Wearside and North Yorkshire comfortably within reach for asbestos surveys and removal work. Contract works are taken nationwide.

Our permanent team of eight, scaling to around twenty with trusted subcontractors, plus our licensed specialist partner for higher-risk material, means non-licensed removal on a single garage roof and licensed removal across a multi-building industrial site can both be scheduled without one holding up the other.
